  • What is conveyancing?

    Conveyancing describes the process in which legal title is transferred from one person to another.

  • What we will do for you

    We will conduct the following key steps in all conveyances:

    • Review searches against title
    • Make relevant pre-contract inquiries
    • Carry out required due diligence on all party to the transaction, including both seller/buyer and solicitors on the other side.
    • Exchange contracts at the agreed date.
    • Complete the transaction at the agreed date which will require the payment of funds and discharge of any outstanding mortgage or loan.
    • Report to the client throughout the process
    • Make relevant payment of stamp duty and any other related payments.
    • File transfer of legal title at HM Land Registry
    • Confirm when legal title has been transferred

How long will the residential conveyancing process take?

The conveyancing process typically takes between 8-12 weeks. It can be longer if certain factors arise, including the following:
  • Issues arise during the search on the property which generate further inquiries (by us or a buyer from the other side) which can take time.
  • You are in a chain. This is when there are multiple people buying and selling their properties and each one is relying on their property being sold before they can move forward with their purchase. If one person in the chain’s house sale falls through, their sale is delayed, and the sale and purchase process will take longer.
  • The property you are buying is older and/or listed and therefore requires more detailed searches of title and careful examination of property reports such as water and drainage.

How much will it cost?

Our fees differ depending on whether the property being sold/purchased is freehold or leasehold and the value of the sale/purchase. Our fees are set out in detail on our fees page.

 

Stamp Duty Land tax

In addition to our fees you may be liable to pay Stamp Duty Land Tax which is a tax that buyers of property in England and Wales are required to pay. There is relief available for first time buyers. We will calculate the Stamp Duty payable and confirm this at an early stage in the transaction.
