If you intend to sell your property at auction you will need an auction pack consisting of the legal documentation (e.g. Office Copy Entries) and related documents (such as Energy Performance Certificate or search results) which must be uploaded onto the auctioneer’s website to allow potential bidders to assess your property. At Brown and Co, we will prepare the auction pack for you and if you instruct us to handle the sale we can also discount the costs of the auction pack against the final purchase costs.
We have robust internal standards for the completion of work and excel in the business of auction conveyancing.
If you intend to buy a property at auction we can review the documents contained in the auction pack and advise you as to any potential risks to avoid problems later on. We will also deal with completion entailing remitting the balance of the purchase price to the seller’s solicitor, paying any Stamp Duty, managament fees, Notice of Assignment and registration of title with HM Land Registry.
